This marks one of the largest property transactions in Belfast in recent years and represents a major milestone in Fieldfisher’s ongoing growth strategy.

The move to Adelaide Exchange is scheduled for late spring 2026. Fieldfisher will occupy nearly 20,000 sq ft across the ground and first floors, a significant expansion from its current 14,000 sq ft premises in the Titanic Quarter.

This relocation will support the continued transformation and growth of Fieldfisher Belfast and forms a key element of the firm’s One Europe strategy. It will greatly enhance Fieldfisher’s ability to deliver high-quality, efficient support to its lawyers and clients across the UK, Europe and beyond.

Since opening in 2018 with a small team of five, Fieldfisher Belfast has grown exponentially and now employs over 250 professionals, including legal professionals and Business Services specialists. This success has established Belfast as a centre of operational excellence within Fieldfisher’s international network.

Relocating to Adelaide Exchange creates the capacity to introduce new service lines and recruit up to 90 additional roles as an initial phase of expansion, further strengthening the office’s capabilities and ensuring it can continue to grow in line with Fieldfisher’s global ambitions.

This growth will be supported by the recent appointment of Stuart Marks as business services centre director, who will help drive operational excellence and strategic expansion.

Stuart Marks, business services centre director, Fieldfisher, said: "This move underlines our commitment to Belfast as a key part of our international network and creates a modern, dynamic workplace at Adelaide Exchange that will help us attract talent and deliver outstanding service to clients. The new space will enable greater efficiency and innovation, supported by enhanced technology and streamlined processes, all while fostering collaboration and creativity."

Andrew Dolliver, UK & Ireland strategy and transactions partner at EY, acting on behalf of the landlord, added: “We’re delighted that Fieldfisher has selected Adelaide Exchange for the next stage of its growth. Our development provides premium Grade A office space tailored to the needs of leading professional services firms.

"Combined with Belfast’s dynamic business environment, highly skilled talent pool, and excellent connectivity to the UK and Europe, the city’s reputation for innovation and cost competitiveness makes it an ideal location for ambitious organisations.”

Guided by Fieldfisher’s core Values of People First, Collaboration and Embracing ESG, the new office space combines prime connectivity with premium facilities. Located in the heart of Belfast, Adelaide Exchange offers immediate access to City Hall and key transport hubs, as well as proximity to both City and International Airports.

Surrounded by restaurants, gyms and hotels, it provides an ideal base for a dynamic, collaborative workplace. The building reflects best-in-class ESG standards, powered by 100% green electricity from a local wind farm, supported by energy-efficient LED lighting and advanced waste management that achieves zero landfill. Planned EV charging points, upgraded cycle facilities and intelligent monitoring systems further enhance sustainability, while refurbished reception areas, modern showers and dedicated building management prioritise occupier wellbeing.

This relocation marks the next chapter in Fieldfisher’s Belfast success story. With a modern city-centre base, expanded capacity, and a commitment to innovation, the firm is poised to create new opportunities for its people and deliver even greater value to clients. Combined with Stuart Marks's appointment, these developments reinforce Belfast’s pivotal role in Fieldfisher’s vision for a streamlined, future-ready legal services model.
