£60m housing development by Sustar could create 90 new jobs

Armagh City, Banbridge and Craigavon Borough Council has granted outline planning permission to local construction company, Sustar Ltd, for a £60m housing development at Bracken Hall in Portadown.

The plans will see the construction of 500 new homes and the creation of around 90 new jobs.

The company, based at Annaghmore Road in Portadown, will develop zoned residential housing lands subject to compliance with all of the normal statutory requirements and a number of planning conditions.

The first phase of Bracken Hall, a gateway development of 22 homes at the front of the site, has recently been completed, and offers a range of classically designed homes for quality living.

There are nine different types of houses, a mix of detached and semi-detached, all boasting a high specification of finish.

Highlighting their extensive plans, Michael Hananath, Development Consultant of Sustar Ltd said he was ‘confident it will provide a significant economic and jobs boost to the local area’.

He said: “We welcome the approval of planning permission for Bracken Hall in Lisnisky Lane in Portadown and are confident it will provide a significant economic and jobs boost to the local area at what is a critical time.

“The application was lodged just over three years ago following a PAN and community consultation process and is for an “outline” planning permission to develop lands which are already zoned for Phase 1 residential development under the current area plan.

“The Concept Master Plan, designed by Alan Patterson Design, proposes a very high-quality development, there will also be a creche facility on site and the location has excellent transport, cycle and pedestrian links and a full range of amenities and facilities are within walking distance including a number of local schools, sports facilities, public parks and local convenience stores.”

Sustar Ltd have already received ‘expressions of interest’, he continued: “Demand for new homes in this location remains very healthy and our agents have already received direct expressions of interest from over 100 parties for future housing in the next phases since the first phase at Bracken Hall was completed.”

The application went through a rigorous planning process and has been subject to a wider environmental impact assessment and subsequent comprehensive environmental statement.

As part of that process there have been detailed traffic assessments carried out and important input from a multi-disciplinary team of competent experts led by planning consultants Oriel Planning.

Detailed surveys and reports have been carried out in Traffic and Transport, Ecology, Hydrogeology, Geology and Soils, Drainage and Flood Risk, Noise and Vibration, Air Quality and Contaminated Land and Landscape and Visual Impact Assessment.

“In addition, community consultation events have taken place at which feedback has been received and taken on board,” Michael continued.

“We look forward to working with ABC Council’s planning team to bring forward detailed proposals for the final design stage of the development which is proposed to take place over a number of phases and has an expected timeframe of 10-15 years,” Michael concluded.
