You could buy an entire Welsh village for the same price as a flat in London

A historic Welsh village, which has been on the market for more than four years, is looking to finally find a buyer this year.

The whole village consists of 16 homes and cottages, as well as acres of agricultural land, in Aberllefenni, and is up for grabs as a package deal which is the same price as a flat in London.

The village of Aberllefenni is surrounded by the incredible countryside amidst the wooded slopes of the Dyfi Forest.

“The surrounding Dyfi Forest and Cader Idris mountain range are a mecca for walking, climbing, mountain biking, canoeing, birdwatching and fishing,” the property listing states.

‘Plenty of interest - but no sale’

Dafydd Hardy, whose estate agency has been trying to find a new buyer, is confident that the village will sell in 2021.

He said: “The latest sale fell through in November 2020, which was frustrating.

“It’s the complex nature of the package that’s on offer that causes all the hold ups, but there’s only one way to progress with something of this nature and that’s slowly.”

Hardy added that many people have been interested in viewing the village.

“We’ve recently had lots more people wanting to see it, and that’s despite all the Covid related rules which are in place at the moment regarding viewings.

“Actually, these restrictions can be a good thing, as they tend to make people ask for as much information as they can about a property before they commit to looking at it.

“It’s a good way for us to gauge just how serious any prospective buyers might be,” he said.

Same price as a London flat

The 16 tenanted houses in Aberllefenni are currently up for sale for £1,150,000.

It was first put up for sale in June 2016, for £1.5m, and while it’s had plenty of interest since then, nothing has ever led to a certified sale.

The price tag has been dropped by £350,000, making it the same price, or even cheaper, as many properties currently for sale in London.

According to Zoopla, similarly priced properties in London include two and three bed flats for sale for £1,200,000.
